Buying a house,
because of the complexity of the process and because we don't
usually do it more than a few times in our lives, might be accurately
compared to settling a legal matter. Most of us wouldn't think
of acting as our own attorney -- we just don't know enough. And
nobody would trust our opponent's attorney to give us good advice.
But in buying a house that's just what many of us do: act as
our own agent, taking advice and counsel from the seller's broker! Consumer
advocate Ralph Nader has employed the same analogy to warn
buyers away from this potentially dangerous relationship.

anything inherently wrong with the traditional or seller's broker.

to place it with a real estate agent who is committed to showing
your house every time he/she can, who can list it for you with
cooperating agents, who can hold open houses and use his/her
training in salesmanship to handle your prospects professionally,
and above all who is committed, as you are, to getting the highest
price for your house. That's the smart thing to do if you want
to sell your house. In fact, if you

If you want to buy a

should have your own counsel whose only goal is to get the best
price and terms for you, the buyer, and to promote and protect
your best interests every step of the way. In this day age you
should reject even the prospect of dual agency because that makes
putting your own interests above all others virtually impossible. King
Solomon, himself, couldn’t figure out how to promise to
hold the best interests of both the buyer and the seller above
all others and have a prayer of keeping that promise.
